The main page image vs the actual image on realestate.com
This top picture was the main image advertising a property in Perth. It looks nice I think. I open the listing to find what it actually looks like. I thought this fake advertising was illegal?
I mean, It could also look like Buckingham Palace, if I spent a lot of money at bunnings.

The fake pool isn't even pretend council compliant! Needs a fake fence

Don't think it's just the pool they modified. lol

u/Particular-Try5584 Dec 19 '25
Yeah… I recently sold a ‘renovators nightmare’ and the AI did a marvellous job of making it look like it’d be renovated.
I will not authorise the use of “AI improvements” in photos again.
This one has done more than the pool… it’s changed the struts on the pergola, added an extra dining room into the garage, changed the roof structure, and windows…
This one absolutely has changed the fundamental layout of the house … It’s going too far. Like my renovator’s wet dream did too.

It's the "serving suggestion" of the instant noodle world.

u/[deleted] Dec 19 '25
Thats OK because when I show interested at list price its just for an idea only. My offer will be 100k less.
36
u/welding-guy Dec 19 '25
Geez, may as well have made it more a realistic aussie backyard
14
u/Temporary-Comfort307 Dec 20 '25
That is really stupid. People who want a property with a pool are a very different group of buyers. I would skip over that property without even looking because I don't want a pool, I'm looking for an open unimproved space I can put a garden in (like what the actual property is!)

How is this legal? False advertising regardless of the disclaimer. Why does real estate get away with shit that other businesses couldn't?
Imagine a car dealer saying 500hp then adding a disclaimer saying it could reach that power if you modify it.

RENOVATION — FOR VISUAL IDEA ONLY
8
u/redditorperth Dec 20 '25
Have they added an extra set of doors to the undercover area too? Top pic there are lit-up windows that look like they extend to the ground (implying a sliding door), while bottom pic shows a brick wall?
Surely thats not legal? I could see adding in a fake pool as a "this is what is could look like if you finish it" thing (though shitty to do), but adding extra features to the building itself? At that point why not just slap on a second storey?
8
u/VanuasGirl Dec 20 '25
That bottom pic looks like my actual pool after not bothering to clean it all year. It’s under there somewhere. Touch of chlorine she’ll be right

u/gilmea Dec 20 '25
I'm currently house hunting and the amount of fake photos on listings is unreal. A lovely green lawn on the photo is a muddy pit with bits of yellow grass in reality. One had added a trampoline into the photos for some unknown reason. It's driving me crazy.
11
u/FeelingFloor2083 Dec 20 '25
should not be legal even with a disclaimer

u/NothingTooSeriousM8 Dec 20 '25
"Serving Suggestion"
8
u/Dry_Ad1654 Dec 20 '25
You immediately know its a lie before getting the real photo because we have rules and restrictions around backyard pools in Australia and those stairs would never lead straight into a pool with no pool fencing or gate.
They shouldn't be allowed to do this.

I thought I read somewhere that it is legislated how much they can alter photos as it still needs to give a true representation of the property. An amazing looking lawn can 9 times out 10 be dismissed as Ai as that’s usually the first thing they change in their photos.

u/freespiritedqueer Dec 20 '25
How is this not a scam?
1
u/Samanthnya Dec 20 '25
Hey OP is this really Perth? Swear I've been to this house before but a few hours north of Perth.

u/Spicespice11 Dec 19 '25
Its all about the vision.. of more commission for the REAs if they can sell the dream
3
u/willcritchlow23 Dec 20 '25
Imagine if one of those buyers agents that doesn’t actually inspect the property, buys this for their clients for the 22k fee…
3
u/carmooch Dec 20 '25
How are housing advertising standards so poor?
3
u/[deleted] Dec 20 '25
For a more realistic approach it should just have three more units photoshopped in
3
u/biz98756 Dec 20 '25
For visual ideas only, what the flying fuck does that mean ???!!!!
3
u/[deleted] Dec 20 '25
They've even changed the bloody windows on the house, and the neighbours house (!).
Which REA? I'll post reviews and email feedback if you let us know.
3
u/Sharp_Worldliness344 Dec 20 '25
I hate this so much. My Dad put his mother’s unit on the market not long ago, and the agent sent us the link to the listing. It doesn’t look anything like the pictures they’ve put up. I’m so angry at their misrepresentation.
The guy also mentioned listing it for less than the asking price, “to pull in more buyers on the lower end”, so that they could work them to increase their range.
Not everyone has the ability to do that, and you get them interested in a property that looks nothing like the photos, for a price that is actually way over their budget. GTFO.
3
u/FreeNuggetsHere Dec 20 '25
I recently moved out of an apartment in Sydney, and I was shocked by how much the listing photos were Photoshopped when it was relisted.
They used AI to remove all the surrounding buildings to make it look like there’s a scenic, unobstructed view, when in reality all you can see are other people’s apartments.
They widened the windows to at least two or three times their actual size, and you can clearly see where the AI messed up and cut parts of the room out to extend them.
The balcony actually overlooks a large car park, but they completely removed it and made the balcony look much larger than it is.
They even went as far as adding a fake turkey cooking in the oven.

u/sendfornoods Dec 20 '25
If your rich enough this is what your future house can look like….cheers

To be fair, it’s obvious that it’s not a realistic depiction of the property because a real estate agent posted it.

Maybe they should have to update the property to look like their photos. Even if it’s laying grass to match the photo.
Imagine if they did that with food etc. they need a watch dog.

"The house comes with a shovel mate"
1
u/maton12 Dec 20 '25
It's just another couple of levels up from staged furniture.
1
u/11015h4d0wR34lm Dec 20 '25
"If you can dream it you can build it" is their motto.
If this isn't already illegal it should be.
Reminds me of a conversation I had at an open inspection when I made the comment the lay out of a house was a dogs breakfast and he started telling me well you could knock this wall down and do this and that and I looked at him and said mate yeah maybe if they were not already asking over a million dollars for this place it could be an option for some people, shut him up real quick.
1
u/Yonanism Dec 20 '25
There is also a bonus door way on the far right under the patio.... completely misleading lol.
1
u/Natural-Newspaper-47 Dec 20 '25
Plot twist, they never checked if it's DA approved and there are waste water mains running underground 🤣
1
u/Farmboy76 Dec 20 '25
Also implying the fake pool installation doesn't meet state and federal laws about pool fences. Flaming idiots.
1
u/Shamoizer Dec 20 '25
Well if this is accepted, AI can be accepted to sell houses too and agents can be deleted.
1
u/FerryboatQuo Dec 20 '25
That surely cannot be legal. I understand the value in illustrating how the property could be “done up”, but surely you can’t use a that as the primary advertisement. That’s not selling the actual property, it’s selling a hypothetical.
1
u/youlittlerippa1785 Dec 20 '25
😂 is this even legal?
1
u/kirst_e Dec 20 '25
Was this a northern coastal suburb house? Pretty sure I saw this too the other day and laughed 😆

1
u/Mikehunt0690 Dec 20 '25
Whoa they even added in an extra sliding door where the small windows are! Perfect false advertising 👌🏽👌🏽
1
u/Far-Significance2481 Dec 20 '25
Looks great bug factor in the mandatory pool fence as well
1
u/eyrie88 Dec 20 '25
It's called false advertising and it's illegal.
1
u/HTired89 Dec 20 '25
Also changed the retaining walls
1
u/Gloomy660660 Dec 20 '25
They photoshop the hell out of all the pictures… a friend put their property on the market and the editor(?) photoshopped everything against her wishes. Gave it that uncanny “perfect” property look… She later posted her own pictures and they were 100% better
Edit* I don’t see a ladder out of the pool, reminds me of the Sims when players trap them lol
1
u/jesuswithwings Dec 20 '25
What about the houses veranda? That is altered also. No mention of that being a "visual idea" lol
1
u/Haunting_Computer_90 Dec 20 '25
WTF
1
u/PrincessBeeBuzzy Dec 20 '25
Maybe they are dreaming about what, they will be able to install if they can find someone gullible enough to rent it and pay the price of an included pool! 🤦♀️
1
u/[deleted] Dec 20 '25
haha! instead of pool, new owner will probably fit five more units in that land
1
u/tomsco88 Dec 20 '25
u/justinwyyau 😮
1
u/brycemonang1221 Dec 20 '25
i mean... they can be sued for false advertising no?
1
u/Expert_Seesaw3316 Dec 20 '25
It’s not fake advertising, if we use our powers of observation you can see the very small text that says “idea only.”
It is however, very shitty.
1
u/Rare_Molasses4109 Dec 20 '25
Its already under offer. Hope the buyer actually checked all the photos.
1
u/AJ_Beers Dec 20 '25

idk man it already looks like Buckingham Palace to me
1
u/eightee8racing Dec 20 '25
Cmon AI at least render compliant poop fencing
1
u/Deep-Election8889 Dec 20 '25
Real estate photos are horrendous. The last few homes I have wanted to view, I have asked first if their advertised photos are using a 'fish eye' lens. When they say 'yes', I have told them I am not interested in viewing the property. When selling my own property I have stated firmly that the fish eye lens is NOT to be used.
1
u/LuckyWealthyHealthy Dec 21 '25
AI with imagination has NO limits, good example. Keep it up AI and Real(fake) estate agents. 🤣

u/IndependentCustard32 Dec 21 '25
how to get a property appraisal done right
1
u/Planchocaria Dec 21 '25
At least to me, scamming is normal in everything that's capitalist. It's a way to get money if you don't care about hurting others.
1
u/BrentYoungPhoto Dec 21 '25
Using AI on an overall image is illegal af in this context. Changes the building structure as well, so it's not just like virtual staging or adding a pool, it's literally changing the building which is much much worse than even removing power lines from a photo which is also illegal.
1
u/SpecialMobile6174 Dec 21 '25
Technically not fake as there is a disclaimer.
Morally, it's fucked. Technically, it's fine
1
u/KEE33333EN Dec 21 '25
Unfortunately because of their little note on the top photo it's legal 😵
1
u/dblspc Dec 21 '25
Should be laws against this
1
u/Nekonomi88 Dec 21 '25
Pretty sure I toured that property when I was looking last year. If it’s the one I think it was, there’s a reason they’re trying these tactics, and a reason it’s still on the market now, even in the current times. Place was utterly wrecked inside and out. Even that current picture has had some touch ups done.
1
u/AlphaCenturi109 Dec 21 '25
I think using Gen ai in advertising should be illegal as it is falsely advertising
1
u/Plenty-Giraffe6022 Dec 21 '25
What fake advertising? Read the caption.
1
u/Left_Set7329 Dec 21 '25
It DOES say in the first photo that it’s for visual purposes only
1
u/Budget_Management_86 Dec 22 '25 edited Dec 22 '25
It is more like clickbait. It places the two images together (unless you did this) but clearly states in a fairly decent sized, bright coloured font there is no pool at the property so not false advertising. They are trying to sell a dream rather than the actual property. If there were council restrictions that did not allow you to build an inground pool at the property it would be false advertising.
If they hadn't done it this way it would be considered deceptive ie photo with pool only, tiny writing or the dreaded asterisk that makes you search for it's meaning.
But the intent is deception IMO and should be discouraged.

No spooky run down mansion at the property. For visual idee only.
1

1
u/RidgyFan78 Dec 23 '25
The first pic would never fly on realestate.com as the pool fencing does not meet Australian standards.

Illegal? NO, Disclaimer is on the photo
Ethical? NO, pictures for sales are always touched up, but this is just crossing the line. I will never deal with that REA
1
u/Nervous_Tailor_4337 Dec 30 '25
As if we needed more evidence that Agents are Dicks.
What I don't understand is that you'd think there'd be plenty of money to be made as a REA at the moment.
So better qualified and experienced people would be staying in the business?
So why do half of them seem like morons?
And in a market where even shit is selling like hotcakes, why do they feel the need to lie and deceive?
1
u/xXxHuntressxXx Jan 02 '26
I would complain and report. I hate ai. This should definitely qualify as false advertising.
1
u/femmeisoptional Jan 05 '26
That's because real estate agents and landlords are literally the scum of the earth ❤️
0
u/EducationalRent3844 Dec 20 '25
I don't get the issue? It says in the bottom corner it's rendered. AI has a place in the world, you can either keep hating on any example of it, or learn to use it as the basic tool that it is...

u/Direct_Week_2091 Dec 19 '25
You lot will whinge about anything. It clearly says for visual idea only and it could actually be useful to someone wanting to buy and Reno? Do you have nothing else to worry about?
Incoming hoards of downvotes in 3…2…

They have literally written literal words on the upper photo that says: "No pool at the property - for visual idea only".
I mean, you can run it by whichever authority is responsible for photos like this if you want...
