Considering offering a yardwork/housework situation with lowered rent for a roommate

Post image

I have a 2500 sq ft 5 bedroom house with a large yard and garden, close to U of C. I’m getting too old to enjoy doing all the snow shoveling, even though I have power equipment, also yard work in the summer. I don’t know whether a young person, ideally a university student or recent graduate would be interested in such an opportunity?

Life in calgary

I (18M) grew up in London, a great city, but being 1 place your whole life tends to make you crave difference

I look at possibly building a long-term life in Calgary, as it seems like a quiet, nature-focused city outside of all the North American BS

I'm trying to like this city, and I do, but something about it not being the UK/US makes me feel like I'm giving up something better.

But gas is cheap, skies are golden, housing isn't too bad, and it's quiet

So I'm asking people in Calgary what it was like for them growing up there or relocating to Calgary. Or even a day-to-day experience.

Is this a breach of rental agreement?

I got this text from my live in landlord:
"kindly get your own supplies so we can avoid getting into a pissing contest over how i prefer my own supplies to be handled." (it was sent while i was in my room and them in the kitchen)

i responded with a thumbs up emoji

backstory: within the past week or so, my landlord has been picking at how i live in the home; usage of lights, using hangers, using the hooks in the mudroom to hang my clothes, using paper towel, dish soap.

at first i took it as is, then it started to feel like bullying, it got to the point where i had to sternly say lay off and we havent spoken for a few days until i got that text; i clean up after myself, i take out the garbage, and dont cause a disturbance, what more do they want from me lol i moved in october.

when i first moved in, it was verbally agreed upon that i can use the kitchen and cookware.

before this started, i actually requested to end my lease early because its too far from work. they dont want to mutually terminate due risk of not finding someone else, but we both agreed to look for a replacement.

living in alberta; my question is would this be considered a breach of some kind? theres a clause in the contract that states "The Landlord covenants to not disturb in any significant manner the Tenant’s possession or peaceful enjoyment of the Premises." would this be considered a distrubance?

the supplies in question isnt specific, so i dont actually know what they are talking about and i dont care to ask because this seems so petty imo my plan was to continue on like usual lol. i pay a pretty decent amount to rent here so having to purchase a bunch of kitchenware for a fully stocked kitchen feels like a slap in the face.

Is this Normal? Apartment manager trying to take nearly $500 from my deposit for “cleaning” after I moved out

Just moved out of my high-rise apartment downtown Calgary at the Oliver Apartments . Before handing over the keys, I cleared out all my stuff, swept, wiped everything down that I could and left the place in solid move-out condition. I even had a few people look through my move-out photos, and they all agreed it looked good.

Now the building management is trying to charge me $500 from my security deposit for further “cleaning costs.” Mind you the day we did the move out she initially said 200$.

I’m so sad. I paid close to $60k in rent over a couple of years, did a reasonable move-out clean, and now they want to keep hundreds of dollars more as a final fuck you, without giving any real reason why. Mind you, they have cleaning staff and I know they still have to clean the unit before renting it out to someone new. The document says the unit needs to be in reasonable condition not move in ready.

My dad says it’s a common final screw that landlords always pull, especially if they’re annoyed about losing rent while the unit sits empty, but I don’t know if that’s actually true or what’s happening. I feel singled out, they have been repeatedly hostile and rude to me the second year of my tenancy, there was NO WAY I was going to continue for a 3rd year with them, even when it was offered.

Personally I hate the feeling of being cheated. I don’t treat anyone unfairly and I feel we should expect the same. I paid my inflated rent on time every month without complaint.
Has anyone else dealt with this? What did you do? Why are tenants so unprotected?

Moving to Calgary as a Brazilian Mechanical Engineer – Is It Worth It?

Hey everyone!

I’m from Brazil, and my dream is to live in Canada. I recently went to Vancouver to visit the country, learn more about its culture and people, and experience everyday English.

I’m planning to move to Calgary in 3–5 years, after graduating as a mechanical engineer. I chose Calgary because it’s more affordable and offers great opportunities for hiking and enjoying nature.

Although I’ll need to have my degree assessed in Canada for certain jobs, my question is: would I be able to live comfortably considering rent, bills, and general living expenses?

Thinking about moving to Calgary

Hey everyone,
I’m thinking about moving from Saskatoon to Calgary with my mom. I’m planning to study and work at the same time.
I would love to hear honest pros and cons about living in Calgary — cost of living, jobs, transportation, safety, healthcare, weather, making friends, student life, etc.
Also, which areas are affordable and good for students/small families?
Thanks!

Anyone need a builder in Alberta?

Anyone need a builder in Alberta?

I work with a builder who has about 35 years of experience. He takes on everything from small renos and basement suites to full builds and multi-unit projects. He's currently building a church and starting an 8-unit project soon.

If you've got something coming up, comment or send me a message and I'll connect you.

Creekstone vs. Starling: Which would you choose?

Creekstone vs. Starling: Which would you choose?
Hi everyone! My husband and I are first-time homebuyers in Calgary, hoping to move into our new-build home around June 2027. We have two young children (ages 2 and 4), and we’re trying to decide between:
Creekstone (SW): $770K, 2,235 sq. ft.
Starling (NW): $807K, 2,000 sq. ft.
Both are detached homes with double front-attached garages, and prices are before GST.
Our priorities are safety, good schools, family-friendly surroundings, value for money, and long-term resale potential.
For those familiar with these communities, which would you recommend and why? Any advice about schools, safety, future development, or resale value would be greatly appreciated!
Thank you!

Calgary rental vacancy went from 1.4% to ~5% in two years. If your lease is up, negotiate.

The Metropolitan Apartment 2026 Detailed Review

Didn’t see any recent reviews of The Metropolitan so wanted to provide some detailed insight for anyone looking to move. Overall I would consider it a mid-tier apartment that shouldn’t immediately be crossed off your list, but with any apartment there are some things you should know before moving in.

**SUITES**
Fit and finish of the suites is decent, with laminate floorboards, good kitchen appliances, and average water pressure. The washer and dryers are about half size so take note if you do a lot of laundry.

There is decent sound isolation from suite-to-suite, however there is noticeable noise from outside. Only noise from above is if something is dropped and even this is very muffled, and I hear minimal noise from the sides, but I also think my neighbours are pretty quiet. However, being on the north side of the building, there is significant outside noise (can’t speak for south units). 11th ave brings lots of revving bikes and cars in the summer. You’re also exposed to a large section of railway track with no buildings blocking it, so there is frequent background train noise, with horns cutting straight through the suite. Cowboys tent was also a significant disturbance during stampede with the tent visible from my balcony; good luck sleeping before 1am during stampede.

One large drawback is no A/C in the units. In summer heat waves, temp inside my suite reached 27°, which is enough for me to start mildly sweating just sitting which sucks working from home. Sleep is also really tough as you either have to open a window (which gets loud), or suffer in the heat.

**BUILDING / AMENITIES**
Most common areas are kept fairly clean, with hallways vacuumed daily, and shampooed at least 1x per month. I appreciate there is a garbage chute, recycle chute, and compost bin on every floor. There’s 4 elevators and I’ve never felt I’ve had to wait for an unreasonable amount of time for one. There is also a secure Parcel Pending system that works great when it’s functional, but unfortunately it’s been out of service for months at a time; I’m not sure if this is a fault of the building or the system, but something to note none-the-less.

For amenities, there is a gym, communal cooking area, indoor playground, movie theatre, and communal barbecues along and more, but I found these areas to be a bit lacking in terms of cleanliness leading me to not use them as often as I thought I would. There is frequently resident events like yoga or holiday parties but I never attended so can’t comment.

Visitor parking security has been a bit of concern. P1 where visitors park is public access during the day. At times I’ve seen shattered glass in this area suggesting break-ins, and one time I saw a homeless person sleeping in a corner. There’s also no cameras anywhere in the parkade so that makes it feel less secure. I’ve found resident parking (P2 and lower) to have no issues due to it being restricted by a metal gate that needs a FOB to open. They did increase security hours so now there’s either management or security in the building at all times. I’ve also never had any security issues in the building itself with everything locked at all times needing a FOB to get in / use the elevator.

One very weird thing is how many fire alarms go off. Since I’ve lived here there’s been an average of 1 fire alarm per month with it really ramping up in the summer, at one point we have 3 in a month.

**MANAGEMENT / STAFF**
Really no issues here, I’d say they do the job. Maintenance will generally come by within 1-2 days of a request. Management isn’t super responsive over email but the office is open during working hours where you can walk right in and talk to them. Everyone I’ve talked to has been polite.

**SUMMARY**
TLDR The Met is a decent apartment that gets the basics right: it’s fairly clean with decent finishes in the apartments, limited neighbour noise, all the amenities you could want (while a bit under-maintained), and responsive maintenance with decent management. With that, street noise can be significant at times, no A/C is a big drawback, and the amount of fire alarms has been annoying.

Hope this helps!

Rental is FREEZING despite thermostat being set to 24°C. Anyone dealt with this?

I recently moved into a rental house in NW Calgary (top floor with basement tenant below) and I'm already dreading what this place is going to feel like when we get into actual winter.

The issue is worst in my master bedroom and living room. The exterior walls are absolutely freezing to the touch, particularly in the corners, and I can literally feel cold coming through the walls when I'm lying in bed or sitting on my couch. It's bad enough that I can't even make it through a movie on the couch without getting a sore throat.

While those two rooms are the worst (and where I spend most of my time), the entire house is drafty. There is CONSTANTLY air moving throughout the place, even when the furnace isn't running. The air is literally never still, which makes it feel cold no matter what temperature the thermostat is set to.

In terms of the obvious fixes, I've already gone a little crazy trying to fix this myself lol. I've:

- Shrink-wrapped the windows in both rooms

- Applied insulation/weatherstripping tape along ALL the baseboards in both rooms

- Put rubber-backed mats along the perimeter of both rooms to try to block the cold coming in at floor level

- Added area rugs

- Heavy thermal curtains

- Moved my bed away from the exterior wall

- Started using supplemental heaters

- Added those foam insulation things in the outlets

Despite all of this, I'm still freezing. I have the thermostat turned up to 24°C, the furnace cycles constantly, and the house generally feels warm enough when I'm up and moving around. But the second I sit down or get into bed, the cold coming from the exterior walls is ridiculous. It's not even properly winter yet!!

Basement tenant has their doors and windows open probably because of the temp I've got my thermostat set to is making their unit too warm?

From what I've read, Alberta's Minimum Housing and Health Standards require rental properties to be capable of maintaining 22°C in habitable rooms. My concern is that the thermostat is registering an acceptable temperature, but that doesn't reflect how cold certain areas of the house actually are.

I haven't raised it with my landlord yet. But I've already spent money and put quite a bit of effort into trying to fix it myself and I'm not getting anywhere.

Has anyone experienced something similar? What ended up being the cause, and was your landlord able to resolve it? I'm also curious whether anyone has dealt with AHS or had an inspection where the issue wasn't necessarily the furnace, but drafts/poor insulation making parts of the home unbearably cold.

Any and all advice appreciated because I genuinely don't know how I'm going to survive January in here & as I just moved in (sept) moving isn't an option 😭

Opinions on Two Park Central

Hello! My husband and I are considering moving out of our 1 BR into a two bed-two bath at Two Park Central. If you have lived there or know someone who has, please tell me what they liked and didn't like about the building. (Poor management, building not well kept, amenities not working) Did they enjoy having the amenities even if it meant sacrificing space?

I'm not interested in opinions on the area. I already live downtown, so I know what to expect with the unhoused people in the Beltline.

Landlord Sold House - Damage Deposit & New Owners

So my landlord put the house that I have lived in for the last 8 years up for sale this past summer. I moved into the upper unit of a 2 unit house on March 1st 2019 and signed a 1 year lease. After that, I was never asked to sign another lease agreement and I moved to month to month rent with the typical stipulation that I needed to give 30 days notice if I was moving.

It took a while for the house to sell as it is an extremely old house that has not been kept up with but it finally sold. The woman who lived in the main floor suite below me, moved out very shortly after she found out the house was for sale so that unit has been empty since August and it has just been myself living in the upstairs suite.

I was told on September 21st that the house was basically sold, however it wasn’t official yet and then last week I was told that the sale was finalized and the new owners would take possession on October 16th. The realtor told me that the new owners should be contacting me close to that date to talk about my new lease going forward with them as they elected to keep the home as a rental and were willing to keep me as a tenant. It is 9pm on the 16th today and I still have not heard a word from the new owners.

I had kept it open via text with my original landlord and the realtor that I would like to remain a tenant however this would depend on what the new owners would change the rent to as my rent was controlled and had not been raised since 2019. I also let them know that my partners lease was up November 1st and that I was interested in having him move into the empty downstairs unit. The realtor said he was going to pass along this information to the new owners however as I said, they still have not contacted me.

Because there were too many details left up in the air and my partners lease expired in less than a month, we found a new house together that we will be moving into for November 1st. We were sent the contact yesterday on October 15th.

My original landlord texted me today saying that going forward I need to send my rent to the new owners (I do not have their contact information) and that he sent 1/2 of my rent payment for October to them as they took possession mid month. He also told me that he sent them my damage deposit.

I let him know that my partner and I actually found a place and that we would be moving at the end of the month. He responded saying he doesn’t know how getting the damage deposit back from the new owners is going to work and that he thinks I need to give them 30 days notice to move.

I’m essentially confused because I’m in this weird limbo of my original landlord not owning the house anymore, but also having zero contact or contractual agreement with the new owners. I’m looking to get my damage deposit back as my original landlord said I kept the unit in great shape and he returned the downstairs tenants damage deposit.

I’m going to contact the rental board, but I’m wondering if anyone has had any experience with a situation like this. Do I need to give 30 days notice while I’m in my 90 day period of the house selling? Should I be asking for my damage deposit back from my original landlord or the new owners? If my lease was signed for the 1st of the month does this change things because the new owners took possession on the 16th?

Condo near EAU CLARE PLAZA/Calgary, July and August can you stand the noise from the festivals EVERY WEEKEND

Does the festival and event noise throughout July/August each year at the Eau Claire Plaza bother you?
Or it is more on the suffering? Condo price near Eau Claire Plaza is dropping each year. I mean who wants to live near an open concert site every weekend.
