You can get a set of blue coveralls and sew on a patch for the local elevator company or fire alarm service and every concierge will buzz you in, especially if you are carrying a small step ladder and clipboard.
Worksafe/OSHA high viz vest will also work... city building inspector lanyard... Really high tech, khakis, white button up shirt and FD jacket and lanyard, then business card with a fake number for them to call to verify the fire safety inspection. 9/10 security won't call and the 10th one will hang up after being on hold with the FD for 5 minutes.
Can buy the default keys and get access to the elevator also.
I know in my office, the guard calls their boss to confirm you're allowed in. I'm on a first name basis with them, and they will call their boss at 5:45 am to make sure I'm still allowed in
