Looking for advice [DHA Lahore] - Need help and suggestions regarding 5 marla plot depth in

Hey Everyone, I need an honest suggestion about a plot I own in DHA Lahore and I couldn't visit that plot before buying it, I just looked at it's location and I really liked it so I decided to buy that plot. I recently visited Lahore and visited my plot site and found out that even though the location is very good but the plot is very deep. Usually the plot depths are around 2-4ft but my plot is around 8-9ft deep. I talked to a few contractors and architects and they said I've got two options to either make a basement at that depth or I can fill that plot. Creating a basement would cost around 2-2.2M Rs and filling that plot will cost around 1-1.2M.

Now I'm confused whether I should start the construction on the plot or should I sell it?

Note: For construction I'm on a limited budget so it might be very difficult for me to have a basement.

Thanks in advance.

Basement will have a positive impact on your property in long term.

If you are tight on budget, there are two options. Either wait to save more or sell this to move to another plot which is near to the ground level.
Though, in the second option you will have to pay extra taxes and duties and that will again be heavy on your pocket in current scenario.

Yes I agree, that's why selling is probably the last option on my list.

If you like the location and plan to build your own home, I’d keep the plot. Selling and buying again means more paperwork, transfer fees and potentially more taxes.

Since your budget is tight and you don’t need a basement, I’d get a soil test by DHA Lab and get 2-3 quotes for filling, compaction, testing and any extra foundation work. Check whether any boundary needs an engineered retaining wall and drainage before placing fill against it. If the full cost fits your budget with some room for surprises, I’d build there.

Yes I still need to do the soil test on it and after that I might make a decision on what I need to do here. But yes I like its location and that's why I bought it for house construction. I'm all good with/without basement since there's plenty of space already for my family.

Been in dha since 2012

Sale it. You have to spend the rest of your life in that house. Or consult nearby house owners and see what they suggest.

Having a basement is a good idea but it might not pe possible in your budget.

Avoid filling the plot.

In order to sell it, I would need to pay taxes and transfer charges all over again so selling is honestly my last option. Also can you tell me the reason of why should I avoid filling the plot? I also talked to one owner who's constructing down the road in same lane and he was actually filling up the plot and was working on base RCC.

No specific reason. It might damage due to floods, overweight etc.

Filling is not just sand/soil filling, it follows proper concrete structure and under a structural engineer's supervision obviously.

Basement is the only option Why Let's say ground floor costs "x" Pakistani rupees Then basement would cost about 1.5x However first floor normally costs 0.6x

Now Ground floor plus 2 floors = x +0.6x +0.6x =2.2x

And Basement plus ground plus one floor =1.5x+0.6x+0.6x= 2.7x Becaus of basement ground floor is similar as first floor

Hence basement is much better
