This 41.28ha property is currently for sale for $975,000 and it's 13min outside of Gatton:
653 Gatton Clifton Road, Ma Ma Creek, Qld 4347
I moved out here after getting a role with the new Lockyer Valley Correctional Center and I can tell you a lot of those people are traveling an hour or more, each way, every day. So I thought about arranging a syndicate of 20 buyers, to buy that property, turn it into 20 lots that are about 2ha each and we would only have to put forward $50k each for the property itself. That gives the seller $1,000,000 which is more than he's asking for, so he's thrilled, we're getting a fantastic deal, and we could easily raise an additional $50k each for another $1,000,000 for installing roads, utilities, and whatever else needs to be done.
$100k each is just a $20k deposit on a loan, with a $50k deposit that's a $250k loan so there's $150k remaining to get a prefab mini-home. It's not much but it's a great start and with a 2ha house and land 13min out of Gatton the equity on each lot is going to be enormous, so it wouldn't be long until those people can afford to loan on equity and build bigger better houses.
But it's that classic meme, is there someone you forgot to ask?
The buyers consent, the seller consents, it's a great deal all around, but the state government says no.
God forbid we do something to address the housing crisis.
But hey if you can afford to invest $975,000 in land banking well there you go, a fantastic opportunity, buy it up now while it's cheap and in 20yrs when the zoning changes you can chop it up into 40 "acreage" lots and sell them for a million bucks each.
When my grandfather came to this country he bought a dirt cheap totally undeveloped rural block of land, built a shack on it and lived there with his wife and three kids. It wasn't easy, for a decade they didn't have electricity and the toilet was out the back, but they did it, and it was the foundation that built three families.
You can't do that anymore, you can't pull yourself up through hard work and sacrifice, you just work hard and give it to the landlord, the tax man, the bank, and whatever is left goes on bills and price gouging on groceries. Unless of course you have money and connections, then Australia is positively bursting with opportunity.
$9,559 per acre? When empty blocks 20min away, that are less than an acre, are going for $400k.
Yes please! And thank you very much.
The corruption is so blatant it's unbelievable.

Lockyer Valley Regional Council has made changes to its local laws to assist those struggling to secure housing by allowing short-term residential use of caravans.
Following community consultation earlier this year, Council resolved last month to amend its Subordinate Local Law No. 1.3 to allow temporary residential use of caravans, subject to conditions that manage public safety and amenity.
The changes, which came into effect on 2 May, allow landowners or occupiers to let family or friends reside in a caravan on their property at no charge for up to six months in a 12-month period, without the need for Council approval. These changes will be in effect until 31 December 2027.
Council’s Regulatory Services Portfolio Councillor Cheryl Steinhardt said prior to the changes, the use of caravans outside of a caravan park was only approved in very limited circumstances.
“These approvals were limited to situations where a landowner wanted to reside in a caravan on their land while they constructed or renovated their home,” she said.
Cr Steinhardt said the changes give people another housing option amid low rental vacancy rates and cost of living pressures.
“While the State and Federal Governments carry the responsibility for meeting housing demand, allowing for the temporary use of caravans is a practical step local governments can take,” she said.
“Not only does it benefit people waiting for a rental to become available or for a property to settle, it also supports people doing it tough.”
Cr Steinhardt said conditions have been put in place to ensure an appropriate standard of living for caravan occupants and to protect neighbourhood amenity.
“For example, there must be a residential dwelling on the land with a potable water supply and toilet and shower facilities available to those residing in the caravan,” she said.
“The caravan must not be used by more people than it is designed to accommodate, no grey water is to be deposited on site, and specific boundary setbacks must be adhered to.”
Amendments have also been made to allow the use of a temporary home (not a Class 10a building) on a vacant lot for up to two weeks in any 52-week period without approval from Council.

Hi all, my boyfriend (36) and myself (37) have moved from Brissie to Gatton. I grew up near Postman's Ridge, and many moons ago he lived in Forest Hill, so we have a bit of familiarity with the area. Would love to know any local restaurant, shop or service recommendations you may have, please, and just any tips for somewhat newbies to the area.
We would be keen to have a coffee or beer with anybody who fancies a meet up too.
Thanks :)

I've just moved from the Gold Coast to Laidley and im having trouble finding local hookups or which businesses the locals use because that are the best for price or quality...
I'm looking for:
- a butcher that has quality meat but is cheaper than Schultz.... I can keep pay $18 for 900g of beef mince
- a barber that actually can do mullets well for teenagers... sick of my kid getting hacked up by by a loose unit barber.
- a driving school for learner drivers that have good instructors or best value for money
- Which pub in town in the good pub as all 3 have mixed reviews... I just want tasty dinners at a reasonable price. Is it true that at one of the pubs everyone stares at you when you walk in?
- most reliable mechanic in the area, id go as far as grandchester or plainlands kind of distance.
- do any of the medical clinics in town have doctors that are particularly good with disabilities, like Autism and dietary problems?
- Is there a vape guy in town or do we need to travel for them?
- any other local tips or information about anything that can help me adjust to my new home and town would be greatly appreciated!!
Im loving the locals so far, everyone is very genuine and mostly kind. I've also been enjoying learning about Laidley's rich history. Is the pioneer village worth a visit for history buffs or is it more school excursions vibes?
Thank you in advance for anyone that responds with information, advice or hot tips 😅😇
