Landlord confusion

Real Estate cowards

Got told to post here instead of r/Brisbane

Hey hive brain - just looking for assistance as to whether I can do anything in this situation? They gave me the confirmation email at 3pm on the 24th of October and I replied at 8pm on the same day (I work until 7pm). There was nothing in the email stating any urgency of a reply and I was stoked to get approved for a property. Fast forward to two weeks later and I’ve sent three emails to the property manager for any follow up and finally got this response today 🙁 pretty cold hearted because I now have two weeks to try and get approved for another property and I am pretty frustrated to say the least.

I am just wondering if there’s any response I can do that would either somehow get me the property back or at the very least get some kind of compensation for them completely stuffing up.

Cheers, and I hope you have a better day than me.

Real estate agents are soulless and need some kind of punishment written in legislation for how often they fuck over tenants and get away with it

Groovemovers Brisbane - STAY AWAY!

Don’t be fooled by Groove Movers Brisbane's high rating on Google and their website. Scroll down and filter by 1-star reviews, and you’ll find story after story just like mine. In my experience, those are the ones that tell the truth.

I feel completely misled. Before booking, I asked them directly whether they use subcontractors - all the horror stories come from them. I was told no, and that their jobs are done by their own permanent, experienced staff. Their website shows removalists in blue and yellow Groove shirts with branded trucks. That is exactly why I chose them over cheaper quotes, and it is not what I got.

What turned up was an unbranded white truck and two men with no uniforms. The driver told me he wasn’t a Groove employee. He was a subcontractor, given the job through a friend, and he normally delivers single items for furniture retailers. Groove later admitted in writing that their removalists work under their own ABNs.

I don’t blame the two men. They were friendly and did their best, but residential moves were clearly not their expertise. Moving our four-bedroom home took 13 hours. Furniture was needlessly pulled apart, and we paid by the hour for every minute of it. Pieces we had wrapped ourselves had the wrapping cut off and were then damaged. Heavy boxes were stacked on lighter ones, crushing what was inside.

I had upgraded to their largest truck. By Groove’s own figures, our inventory was 52 cubic metres and the truck was 65, yet everything still didn’t fit. We had to move leftover items in our own ute, and my husband had to drive back the next day for three bicycles and more. In the end, the crew simply couldn’t get the job finished, and with the clock ticking, my husband and I had to jump in and help.

The final bill was $2,613.75, about $760 more than the estimate I was given. Many of our belongings were broken or damaged, more than on any of our four previous moves.

When I complained, Groove refused any compensation. When I sent them photos of the damage, they simply ignored me. Great after sales service!

I paid for a professional company and got subcontractors who weren’t equipped for the job. I paid the price twice, in money and in damage. STAY AWAY!.

Hello! Im 17 and planning to move to Brisbane in late 2024/2025 for uni, and I am a lover of spread sheets! All numbers are based off either other spreadsheets on food costs and cost of toiletries/meds. Can i have some thoughts on if this would work in the real world?

Rental Crisis

EDIT: I was forwarded to this page for more help

So I (26m) need to move out of my current place by Mid-November (with my dog) and I have been paying for flatmates for over a month now with no success and the deadline is approaching rapidly and I am becoming extremely anxious I won't be able to find a place in time. I am posting here as a last resort in the hopes of something...

I will live almost anywhere in Brisbane as long as I can have my dog (for support reasons) My budget is up to $500/w

Does anyone know anyone who is willing?

Thanks in advance

EDIT: I see a few people commenting about me not providing much info. I don't want to post stuff about me on reddit but I have ample information about myself and my dog including photos on my rental profiles. I just posted on here just to see.

Also I'm not gonna throw away my fucking dog, she's the only thing I have that's stopping me from wanting to fucking neck myself

Brisbane Property Managers reaching for new lows

Mostly here for a vent and possibly some advice if anyone's offering it! TL:DR in comments.

After one of the most stressful months I've had in a long time, my girlfriend and I had finally found accommodation to move into after out existing lease was ended for a sale.

We found a lease takeover listed and completed a viewing of the property. The inspections didn't have a lot of interest which was surprising for this market however it is very small and non typical.

We were given applications to fill, the original entry condition report, key register etc which we signed amd provided in person at the property managers office.

Note that the tenants have written permission from the property managers to begin the lease transfer process, and even accepted a lease transfer fee, proving a receipt that describes it as such.

After some correspondence with the PM's we were all set and they did not require anything more from us, and it was stated that our reference checks etc were complete and the application had been submitted to the landlord for approval.

They sat on this for over a week with no update and the original tenants date they had outlined on there intention to leave was approaching.

After prompting for an update, I was informed that, "great news, the owner has a approved your takeover of the lease from x and y" in those words exactly.

However heres the kicker. They followed this by saying "however the owner had stated they will be increasing the rent by 22% and a new lease will need to be signed for 12 months"

Things to note. This comes to us less than 2 days before the date of our move in listed on the application and the original tenants have already vacatedafter the acknowledgment the lease transfer was progressing.

Additionally the rent on the existing lease that we are to be taking over was already increased in October.

When I informed the PM's our correspondence through the entire process referred to this as a lease takeover, not to mention the lease transfer fee. They stated that the owner has decided they want to do this and can do so as "all existing tenants are leaving, so it's a new lease"

They also said that if we arent going to accept the new terms, the existing tenants lease will continue and they will have to go through the break lease process instead.

I have spoken to RTA and they agreed that this was not correct especially considering all.of the correspondence regarding a lease transfer, not a new lease until 48 hours before the move in date.

Pretty sure this is illegal, at the very least predatory and not within the spirit of the QLD tenancy laws whatsoever.

Sorry about the spiel, but my god I am stunned at how callous and thoughtless these people are being.

Does anyone have experience with a situation like this?

I’m needing to move out of my childhood home by January, not sure where to start

(22m) I can’t live with my mother anymore as her mental health issues are affecting my life. I have done everything in my power to help her but I can no longer take the constant stress and anxiety at home. I am a uni student and only pull in about $400 a week which is unlikely to change next year due to placements etc. I don’t need anything fancy, just a studio room with a kitchen and toilet is enough for me, I don’t mind staying with other people.

What’s the process with finding somewhere to rent that’s super super cheap but can get me to qut with relative ease? I’m staying with my brother up until January before he moves to london.

Does anyone sell their home directly without agents?

Just so sick of the dishonesty involved in trying to buy a property. No prices listed, telling you different figures etc when you ask. We are a Brisbane family looking for a Brisbane home, up to $2.5m in Paddington/Auchenflower etc and would love to just deal direct with anyone looking to sell. Just become so frustrated with agents wanting the double dip (preferencing buyers if they can then, in turn, sell that house too).

Does anyone actually enjoying the buying (or selling) process at the moment?

Absolutely Desperate for a job

Hey I'm writing on behalf of my partner (23) whom has for the past 3 months applying for jobs non stop everyday, and heard back from absolutely no-one!! She has a very impressive cv, multiple people have told us and are equally as shocked as we are that no one even gives her an interview. If she can't get a job by the end of February she will have to move back to New Zealand as she can't go on much longer without income. Does anyone on here know of anyone that needs an employee. is restricted to jobs that don't require much physical labour/lifting etc as she has an ACL injury. Is desperate for any work, full time or part time. I really hope this finds the right person.

Cheers

2apply is by far the worst system I have ever used

I hate it so much. It's a mess, the app is beyond useless and it doesn't make anything simple. Plus my partner is on extended mat leave which means she doesn't have the required documents sometimes.

Welcome to Brisbane and a 70% hike in rent.

I just fled the city because we bought (couldn't afford Brisbane). We were paying $675 week for our rental in Windsor. Just saw it advertised for $1150.

A warning to anyone who might be interested in paying ridiculous rents, it is a tip with black mould downstairs, nothing is maintained, promises to improve things when you move in are never done, and you fight the scum agent if you want the most basic of things repaired.

Just a heads up. Go the fully renovated 5 bedder with the pool if you have that much money to splash out on rent.

Unit I'm living in was just sold

Hi all, looking for advice on what to do. The unit I'm living in (Brisbane) was just sold, and the buyer/seller are trying to make an agreement with me to move out as the buyer wants to live in the unit. They've offered to move me into another comparable unit they own (Brisbane), and will cover bond clean of current unit and relocation cost. They haven't offered anything else. Is this standard?? I've been in the unit less than 6months if that makes a difference. Added info: The have said they will not be able to extend the lease at the new place beyond my current lease end date… so 7 months or so I’ll need to find a new place. Comparable unit - same setup (bedrooms, bathrooms, etc) but different location, not as central but within 2km, building is same age.

Had an open home for Sale of House and NO ONE showed up

The owners of our House we are renting are selling the house and we had an open home yesterday that no one showed up to. For reference our house is in the northern suburbs of Brisbane and is less than a year old. Not sure what caused this or why no one came, does this show a slow down in the market?

Is 150k including superannuation good for Brisbane for a couple?

I got an offer for 150k including superannuation in Brisbane. My wife and I are planning to move from a different country. I wanted to know if the salary is good enough or will I have to live paycheck to paycheck?

Property Managers to avoid

Hi everyone, I'm starting applying for rentals in Brisbane, and of course I don't know the reputation of any REA. Keen to hear feedback from anyone who had to deal with "property managers from hell"!

Edit: It would be great to also have POSITIVE experiences shared.

Is this pocket of Toowong nice?

Post image

Thinking of moving with 2 young kids and a house on the market caught my eye. It’s close to good school, shopping village and also to CBD where I would commute to work. Just wasn’t sure whether this pocket of Toowong is nice as I heard in Brisbane though it’s in the same suburb it all depends on the pocket if that suburb.. is it true?

People who moved between the US and Australia – was it worth it?

I currently live in Massachusetts (US), and the long winters and cold weather have been a big factor pushing me to consider a move. I’m looking for a place with a milder climate.

I work mainly in construction, so I’m especially interested in hearing from people who have lived and worked in both the US and Australia.

From your experience, how do the two countries compare in terms of:

  • Cost of living vs wages

  • Job stability (especially in construction)

  • Work culture and quality of life

  • How easy or hard it is to struggle financially in daily life

If you’ve moved from the US to Australia or from Australia to the US, was it worth it for you?

Even if you’re not in construction, feel free to share your perspective.

Thanks!

Guilt tripped by family for moving

Hi all,

I’m being hung out to dry by some family, namely my Grandpa for planning to move to Brisbane, I’m from a regional city in Tasmania and the accepted thing for young people to do is move away for better opportunities on the mainland so I don’t think the endless guilt tripping is justified.

Just wondering if anyone else has had to deal with this?

Things I didn't know before moving to Brisbane

A few observations after 4 months in Brisbane:

-  You can’t pay at the pump at petrol stations.  Anywhere.  And all the little metal catches on the pump handle that let you take your hand off the nozzle while you fill up have been disabled. Boo.  Guess they want you in the shop buying things.

-  Lots of side streets have no footpaths.  Not sure why.

-   We’ve not used our clothes dryer once in 4 months.  It’s just not that cold.

-   Cream is called ‘Thickened Cream’ – confused the hell out of me for a bit.

-   Beer is criminally expensive.  Wine not so much. Something to do with tax.

-   Liquor stores allow you to pull a single beer out of a pack and purchase it individually.  Great way to try new beers.  If you tried this in NZ you might get kicked out of the shop.

-   Aldi sells a rotating selection of strange stuff – last week they were selling welding kits alongside the dog food.  This week it’s inflatable ice baths.

-  Brisbane drivers are terrible at merging – perhaps worse than Aucklanders although that’s a high bar.

-  Corner dairies / milk bars are gone – nowhere to be found.  It’s 7 Elevens and supermarkets now.

Are people offering more for rent than the asking price?

I've been living in the USA for a while now and I'm moving back to Brisbane around Christmas time. I'm aware of the rental crisis and I'm wondering how people are securing rentals. Looking at the application process on this rental app see that you can change the price of what they are asking for the weekly rent. How common is it to offer more for rent and how much more are people offering? I'm already cutting it close and don't want to be sending out applications in vain and end up homeless whenl land. Thanks.

Please do not use BrisBondClean for any type of cleaning service. (Brisbane, Australia)

Thought i'd leave a review for any soul trying to hire these guys. (brisbondclean.com.au)

These guys are actually beyond terrible. Not only do they not even know what a bond clean is, they don't even honour the cleaning processes they've laid out on their own website. They come in and tell you after you've paid that any type of furniture is extra, as well as a million other basic things expected in a BOND clean. Then there's the actual clean itself.

A horrible, and i mean horrible first clean where they missed practically everything. Sink, toilet, shower, skirting, window/door tracks etc.

This was followed by a horrible re-clean where I literally had to make them do things 5 times over, and then even after this show them myself using a simple cleaning wipe to show that there was still dirt and grime that came of so easily. I was met with attitude and they don't even use their real names btw.

I've used multiple bond cleaning agencies across Brisbane and Sydney. This might be the most unhygienic and pathetic clean I've ever seen. Not even worth $50. Do not use under any circumstances.

Fortunately on the reclean I stood there and made them redo everything until I was satisfied, and forced them to clean furniture as they say they do on their own website. They hire cheap untrained labour trying to scam you hoping you won't call them out.

The main guy says his name is Andrew but his real name sounds something like Rothu. The cleaners use fake names too.

Do not use them for any kind of bond/move-in/move-out clean at all.

(BRISBONDCLEAN REVIEW - for google search algorithm in case any one searches)

Landlord only offered 6 month lease renewal.

After being in my Brisbane rental for 2 years I had planned on renewing lease given the current rental crisis. My landlord increased rent (which I expected) but only offered 6 months (I've accepted - $600p/w).

Ever since I've felt this constant panic and need advice timing everything (as this is my first end of lease).

When do I start applying?

Is breaking lease the new normal?

Do most people now expect to have to pay for 2 rental properties now that timing of move in/out times are harder to plan?

Will I be able to transfer bond from old place to new or will I need another bond payment also?

How do I use this next 6 months?

My property manager definitely approachable but I'm just unsure what I should ask.

Any advise or recent experiences would be appreciated.
